Overview
About this land
Cemagi Riverside Land is an 11,267 m² parcel in Desa Cemagi, Mengwi, on Bali’s southwest coast. Badung regency promotes Cemagi as a tourism village, known for its black-sand beaches, rice fields and quiet, uncrowded shoreline. The area sits between the villa neighbourhoods of Pererenan and Canggu to the east and Tanah Lot to the northwest.
The land is made up of three freehold titles, offered together as a single parcel. The main body of the land runs right up to the bank of the Jeh Poh, the river that separates Cemagi from Beraban in neighbouring Tabanan, and mature trees line the water. A 5 m wide strip, part of the titles, forms the access road that leads in from the village road.
The land has already been cleared and is open, with no buildings on it. Rice terraces surround it on the landward sides, and new villas have been built along the access road, which shows how the area is developing.
With more than a hectare of land, tourism zoning and a natural outlook over the river and the rice terraces, the parcel is well suited to a boutique resort, a wellness retreat or a riverside villa estate. A setting like this is rare this close to the coast.
The parcel is reached by its own 5 m wide access road. The river meets the sea around 400 m away, and Pura Gede Luhur Batu Ngaus, Cemagi’s sea temple, is around 700 m away. Pererenan and Canggu are a short drive to the east, Echo Beach is about 3.5 km away, and I Gusti Ngurah Rai International Airport is about 14 km away, measured in a straight line.
