Overview
About this land
Cemagi Coastal Land is a 3,340 m² parcel in Desa Cemagi, Mengwi, on Bali’s southwest coast. Badung regency promotes Cemagi as a tourism village, known for its black-sand beaches, rice fields and quiet, uncrowded shoreline. The area sits between the villa neighbourhoods of Pererenan and Canggu to the east and Tanah Lot to the northwest.
The land is made up of two adjoining freehold titles of 1,600 m² and 1,740 m², offered together as a single parcel. Together they form a long strip whose long side runs along the access road. This wide frontage is the parcel’s defining feature.
The land is currently open rice field, clear of buildings. Modern villas are already established on the neighbouring plots, which shows how the area is developing.
With tourism zoning and a wide road frontage, the parcel is well suited to a villa complex: a row of private villas, each with its own frontage, within a short walk of the beach.
The parcel is reached by a 5 m wide access road. Pura Gede Luhur Batu Ngaus, Cemagi’s sea temple, is around 600 m away. Pererenan and Echo Beach are 2–3.5 km to the east, and I Gusti Ngurah Rai International Airport is about 14 km away, measured in a straight line.
